I started in real estate in 2017, on the other side of the table — selling house-and-lot packages for a developer along the Santa Rosa–Tagaytay corridor. Four years of that taught me two things: how a good transaction is supposed to run, and how often buyers sign things nobody explained to them.

I took the brokers' licensure exam in 2021 and opened Tahanan South Realty so I could work the way I wanted to: fewer clients, straight answers, and every peso of taxes and fees on the table before anyone commits. Under the Real Estate Service Act (RA 9646), that license makes me personally accountable for every transaction — which is exactly how it should be.

I live in Santa Rosa with my family, so the areas I serve are the roads I drive daily: San Pedro, Biñan, Santa Rosa, Cabuyao, Calamba, Los Baños, Nuvali area. I know which streets flood in August, which villages have HOA fights, and what buyers actually paid last quarter — not what sellers are wishing for.
